Ogilvy & Mather signs a lease for the entire 550,000+ sq. ft. site at 636 Eleventh Avenue. The building will become Ogilvy & Mathers new worldwide headquarters. The deal is one of Manhattan's largest commercial leases in recent years.

Celebrity DJ Sky Nellor welcomed guests to the grand opening of 75 Wall Street, a 42-story mixed used tower comprised of 349 luxury condominium units, 250 room Andaz hotel, on-site parking, restaurant, spa, meeting rooms, and lounge. The Hakimian Organization enters into a contract with the Hyatt Corporation to manage the hotel portion of 75 Wall Street. The hotel will be called ANDAZ, a new global brand offering five-star luxury but in a relaxed, comfortable and stylish manner.

The Hakimian Organization closes on 75 Wall Street, a class-A office tower. The 660,000 square foot property is a well-known and prestigious tower with dramatic river, harbor, and city views. The Hakimian Organization, in partnership with Peykar Brothers Realty and Gorjian Properties, plans to convert the tower to residential use once the existing office tenants vacate in the second half of 2006. The current plan calls for development of a high-end hotel in the lower portion of the building.

Construction begins on a 100-unit residential rental building in Manhattans Flatiron district. Architectural firm Cook & Fox designed the landmark 18th Street façade. BG Studio International will be the interior designers for this project.

The Hakimian Organization closes on 636 Eleventh Avenue, a 500,000 square foot office building in Manhattans Clinton district. The property offers 12 to 18 ceiling height and exceptional river and city views. The plans for the building have not yet been decided, but there is a possibility of a condominium conversion, hotel conversion or an upgrade to the existing office structure.

Five Points Restaurant has leased 4,600 square of prime retail space at the Chelsea Grande, an award-winning luxury residential building on the corner of 20th Street and 10th Avenue. Five Points Restaurant was established in 1999 by chef and owner Marc Meyer. The Mediterranean-American restaurant is regarded as one of the finest eating establishments in the city.

The Hakimian Organization closes on a large tract of land in Dix Hills, Long Island. The intention is to create 30 luxury single family homes in a gated community.

The Hakimian Organization closes on 250 West 49th Street, an office building located in Times Square. The site is the future home of an estimated 400 foot mixed use tower.
